Do you live in Seattle or outside of Seattle? Frankly you could not pay me enough to move to Seattle or Portland.

Seattlites, Californicators, Oregonites and Denverites are all flocking to my neighborhood (top ten household income county in US for decades). It is now a crazy time. All lots are built out now, something I have been waiting for. 35 minutes to Denver. For 15 years we saw consistent increase in value of 2-3%. In the past year... 40%. There are now ZERO houses for sale in our area, when one goes up, it goes in a day for 15-20% over list if you get a couple interested parties (which you will), so really 60% increase in a single year or 1.25 year.

I never thought I would see California style bidding wars in our rural area, but its here and I hope to stay, because I do not see myself staying here. Unfortunately wifey is on deathbed and does not have the motivation to move. I am praying for remission, praying I manage to outlive her as she really needs me 24/7 right now.

As for Disco. I would have paid 10k for a really clean D1 10 years ago, so I don't really think they have increased in value that much. You get what you pay for. A clean D1 has been worth 10k for a long time.

Oh, should we talk about how all the covid fucktards are trashing the backcountry? Moab is officially a shithole, full of assholes. Now that C19 kicked in everyone and every obnoxious family is an "overlander". They bring with them 100k jeeps, trailers and ATVs that rip the shit up. Tread lightly and leave no trace are a thing of the past. They have trashed the back country like none before its like a freaking parking lot anywhere within 100 miles of a "popular" destination. You have to really get back there now to escape these idiots. Also met a lot of idiot foreigners too. They like to rip it up as much as the fucktards, but they know its "our country" they are destroying so they generally DGAF.

As for Moab, I took my two sons down in our D90 last October. It had been a long time since I had been down there and I was shocked. UTVs have taken over the whole place, no trail etiquette whatsoever.
