I started renting a stall in this shop in 2018. I always had to share the building with a couple real slobs. I was actually moving my stuff out and looking for another place to set up shop.
The owner asked if I still wanted to buy it. So that started a 6 month process of first proving to my bank that no underground storage tanks remained and all sorts of othe environmental crap.
After all the freedom of info requests to State Fire Marshal we proved no tanks and then proved the floor drain went into a proper tank and gets removed from the propperty by a tanker truck.
Once I got the environmental shit taken care of the owner started trying to blow up the deal. So I got rid of my budget lawyer and hired a heavy hitter. He got the deal done in December of last year. Completely filled a 30 yard dumpster with all those structures built in there.

Quite a change since I saw it! Congrats!
Thanks. I’m done with the security cameras now so I’ll be moving my equipment in soon. Up till now all that’s ever been in there is my side job tools. All the second string stuff.
I might try to put together a swap meet on the property. I’ve always thought we need a place to pedal all our crap

Should have paid an environmental consultant $2500 for a Phase I Environmental Site Assessment and had all this taken care of in 2-4 weeks. That's what I do for a living.

It’s complicated Blue. This used to be the Township works. It’s a super fund site. It’s got a no further remediation letter from the EPA after a fuel overfill of an in ground tank. They had to dig a hole and leave it open for years. They also stored the road salt on the property and that couldn’t have done it any favors.
But my position is always going to be that I have worked to improve the property and the local government is the entity that fucked it up.
Also, so many people want this property that they won’t do the environmental testing either. This little podunk shithole town will let this get swept under the rug till the end of time. It’s how it works here.

Do you know anything about environmental stewardship programs? That’s something my son wants to get involved with on the property.
I have no idea how I fucked that up but I did ask you a question up there Blue.

So which airless sparyer do you have? We got the X19 Pro to spray our buildings. Those things rock
It’s not as good as the pro your talking about. After my painter quoted me $5500 to paint the interior I went and got it. It was $400 on sale. I paid $1200 in materials and spent weeks scrubbing the walls before painting. Yeah I like the thing. Once you get used to it and figure out how fast to move your hand it’s great.

A Phase I is also a quick and relatively cheap way to comprehensively collect, describe, and discuss all of the environmental issues in one place.

But what if that proves you knew ?And that in itself becomes a problem? I traded up in lawyers and he felt pretty confident we could go forward with it all. I'm thinking because where it's at and what it is I'm going to find someone else who will also take the risk and not want the phase 1 or the phase 2. The guy started trying to blow up the deal because he was getting offered more after we got that stuff worked out for him. I was offered a lot more already.
