Question for Colorado locals -- buying parcel of land

What do you think of all these land sales to be found on eBay? Are they worth the price?

I'd really love to own 5+ or 40+ acres of land near the foothills of the mountain and slowly build up a small ranch.

Also, I'm looking for ideas on what to do with 40+ acres of land assuming it sits there for about 5 years until I have extra cash to invest in a log cabin, etc. Any opportunities to lease for anything?

Anyone know anything about this area of south CO?

Be careful, those pictures reveal some washed-out gullies in the background. Only a small amount of that land may be usable for a cabin.

Check this article out. Apparently, a lot of the land sold on eBay is sold for much more than it's actually worth.

I've been thinking of buying some land in rural Wyoming (oxymoron?) lately and I think I'm going to take the advice of a friend: use a realtor.

I wouldn't do it. I've bought homes sight unseen with the help of someone I know on the ground, but Chris is right: There's no way to tell what those parcels are actually like. Also, those areas are pretty desolate if I remember correctly. You're not really in the mountains, and it's more desert than anything. Bri might have a better handle on it, however.

I've always been leary of these types of purchases.


I'm not really set on Colorado for land, but I will be living in the Denver area soon so I wanted something relatively close. I had not considered Wyoming so I will definitely check that out.

I would PM Bri.

He had a piece of land near Walsenburg for a while. It was a nice area, but very dry. and the winters was cold.

He only had a large tent type shelter there with a wood stove and a futon. I don't know if he could have built a house on it, I would imagine he could have. He got rid of it but I don't know the full story. He could fill you in as to his experience, it look very similar to me.

As far as what to do on it... I don't know, that is really far a way from a large town so considered very rural. Don't know what you could do with it as far as leasing or making money off of it.

You not really in the mountians in the Walsenburg area. You can drive 18 miles to some or a bit further to some great fourteeners and 4X4 trails but in my mind, you are miles away from anything. It really is like the desert.

I woulden't want to live in that area. It pretty much sucks over there. your prolly getting into some sort of screwy deal buying off of ebay like that, defently look at the site before you buy it. I live in Durango, CO, about 2-3 hours drive west of there, but don't move here either, were full...haha

If you are to Denver just wait until you get here and you can explore different parts of the state and decide where you like and what fits you budget. I would also recommend getting a realtor when you get serious about purchasing land as there are so many consideration when selecting a piece of land especially in the mountains. If possible find a realtor that is familiar with purchasing land in the mountains as they will have a better idea of what to look for

In the mean time spend some time looking at the following site and areas. You can search on property only or property with a dwelling. Cabins on land in Northren Colorado start at around 40K and Mt property where you can build a house/ cabin start around 12K

Ya, I agree with that. It a long boring haul south to the Walsenburg area and if you are gonna be in Denver, there are a ton of better places to buy land than that within 2 hours of Denver. I would wait to see what you like after driving N, S, E and W and see which direction you like first.

I wouldn't buy land sight unseen. I would also talk to locals about water and access rights. Huerfano County is arid.

Real estate prices are also somewhat high. I wouldn't be surprised to see double digit percent decreases in prices over the next year or two. Prairie land that used to sell for a few hundred dollars an acre is on the market for several thousand dollars per acre. A little steep if you ask me. Then again demographics says there is going to be a lot of retirement cash floating around for the next decade or so. I just don't think Huerfano county will be a recipient of that cash.
